Also, make sure extra house keys are available in case of an emergency. It is also advised to have on hand a list of emergency facilities and phone numbers. You can never be too careful.
Seasonal Home Maintenance
Newer homes may not require as much attention as older homes, however regular care can help minimize unexpected repair and expense.
Here are some common seasonal maintenance tips that can help keep your home in good condition.
Spring Maintenance
- Test smoke detectors
- Test GFCI outlets
- Change or clean furnace and humidifier filters
- Operate air conditioning system early, if service is needed schedule it before the busy part of the season
- Adjust dampers for air conditioning conditions and make sure cold air returns are not blocked
- Turn the humidifier off and turn on the dehumidifier in the basement (if applicable)
- Drain sediment from bottom of hot water heater per manufacturer's instructions
- Inspect tile grout in shower for touch-up
- Wash windows and screens
- Check exterior caulking
- Check garage overhead door, tighten bolts as needed and lubricate track
- Start and adjust irrigation system
- Test exterior faucets for broken pipes
- Clean gutters and downspouts and make sure discharges are clear including sump pump
- Check exterior paint and stained wood and refinish as necessary
- Check sump pump back-up battery and fill with distilled water if required (if applicable)
- Check to make sure attic fan is working properly (if applicable)
- Check dryer hose connection and vacuum any excess lint
Fall Maintenance
- Clean gutters and downspouts and make sure discharges are clear including sump pump
- Change or clean furnace and humidifier filters
- Operate heating system early, if service is needed schedule it before the busy part of the season
- Adjust dampers for heating conditions and make sure cold air returns are not blocked
- Turn on the humidifier (make sure it is not too high as to cause condensation on the windows)
- Turn down the dehumidifier in the basement
- Check the weather stripping around doors
- Drain your irrigation system
- Remove hoses from exterior faucets
- Inspect chimney for nests (if applicable)
- On pleasant days open the windows to allow the house to "breathe"
- Do not overload circuits with holiday decorations
- Avoid using damaging salts on concrete patio or driveway
